In mortgage lending, at closing, there is a “Funding number” that is needed to release the funds to finalize the loan. In this process, there are documents you sign that title has to send to the lender’s closing department for approval before a funding number is sent to title to release the funds. Sometimes is can happen within an hour and sometimes it can take hours and possibly bleed over into the next day. We are a true table funder which means as long as the sellers sign first, the buyers will always walk out of closing with their keys, Title doesn’t not need a funding number from me to release funds.
